What are the main differences between Probate, Pre-Probate and Inherited leads?

The main differences between Probate Leads, Pre-probate and Inherited leads are:

Probate Leads: Currently going through the probate process and some time has gone by since the person has passed away. In almost all cases, the funeral has already been completed and the early grieving process has passed or substantially subsided.

You are not too early and not too late with real Probate Leads!

These are the type of leads that we at Houston Probate Leads choose to offer vs the other probate lead types.

Pre-Probate: The deceased has just passed away and sometimes not even a couple days have passed since they have been gone!

With pre-probate, you can be too early since typically the funeral has not even happened yet and the family can still be going through the grieving process.

It is common knowledge that you may likely face a lot more resistance and hostility while reaching out to the family of the deceased about a property they owned, regardless if it is through a phone call or a letter.

Also keep in mind the probate process will still need to take place if the heirs do decide to settle the estate. (In other words, this will eventually become a Probate Lead that we will offer.)

Some of the more well known lead companies offer pre-probate because it is much easier and less time consuming for them to just pull directly from the death records through automation compared to manually sifting through all the county documents, records and wills, which is what we do so you can invest your time more wisely elsewhere.

Inherited Leads: Inherited leads are where the probate process has been completed and the heir(s) have already inherited the property (or properties).

With inherited leads, a lot of time has passed since the probate process and the once probate leads have most likely been marketed to dozens, if not hundreds of times via calls and letters!

With inherited leads, you can be too late since the family has typically made the decision much earlier to sell or not sell any properties tied to the estate.

With all this being said, you can choose to be too early, too late or right in the middle with your outreach strategy.

Why are there less leads compared to the filed probates of 700-900+ a month?

Although the filed monthly probates for Harris county average between 700-900+ a month, only about half of these become opportunities for real estate professionals.

This can be due to many factors such as:

The property selling right before the filed probate.

No real estate attached to the probate or estate, or the heir(s) name getting transferred to the deed prior to the probate process.

Also, we do not offer the type of probates shown below from the county at this time:

IN THE GUARDIANSHIP OF (when the probate court appoints someone to be the guardian over another individual)

GUARDIANSHIP OF AN ADULT (same as above, except the adult has become incapacitated, maybe due to an illness, age-related, or similar reasons)

WILLS FOR SAFE KEEPING or ORIGINAL WILL DEPOSIT (when the Will is filed and kept with the probate court)

LAWSUIT (Legal contests filed in probate court and can involve disputes over guardianships, conservatorships, powers of attorney, will or trust contests, and living wills, etc. These can typically take years to settle, or longer.)

TRUST (related either to the initial formation of a trust or edit/modification to an existing trust, etc.)

You may see other probate lead providers slightly higher in quantity per list, but this is most likely due to the fact that they’re including all types of probates shown above, even when there is no deceased, real estate, or future potential opportunity involved.

With this in mind, it becomes pretty clear that offering these type of probates shown above may not be in the best interest or time investment for most real estate professionals.

What does each probate list include?

With each list, we provide Harris county probate leads fresh from the courthouse that have real estate attached to the estate.

All leads are skip traced for the Administrator/Executor and below is included:

Administrator/Executor First, middle, last name, mailing address and up to 5 associated phone numbers.

Deceased Full name and full property address.

Please note: For the subject property, we do not offer full property details such as market and tax assessed value, mortgage balance, bedroom/bathroom, etc. at this time.
